Soft floors

Soft, bouncy or sagging floors

New flooring won't fix a floor that moves. We fix what's under it first.

Signs

  • Soft spot near the tub, toilet, dishwasher or fridge
  • Bounce when you walk the hall
  • A dip or slope you can see or feel
  • LVP seams peaking or separating
  • Cracked tile or grout over one area
  • Doors that start to rub

Common causes

  • Slow leaks (wax rings, tub drains, supply lines) that soaked the plywood
  • Crawlspace humidity
  • Notched, undersized or weakened joists
  • Old particleboard subfloor
  • A new floor laid over a dip that was never fixed

What the walkthrough checks

Moisture readings, how much the floor bounces, a laser level across the floor, what's coming up, and a look in the crawlspace when there's access. You get a written number. If it needs a different trade, like foundation or pest work, we'll tell you.

Straight answers

Before you open the floor.

Can I just put new LVP over it?+

Not over a soft or bouncing floor. It will telegraph the dip or come apart at the seams.

What if you find more once the floor is open?+

We stop, show you, and write a change order before cutting more.

Can you do the repair without new flooring?+

Yes. Repair-only jobs are fine.

How long does it take?+

It depends on what's underneath. We tell you before we start.

What does it cost?+

It depends on what we find. Use "Get a number" for a ballpark, then the walkthrough gives you the written number.
